Why and how to draw up and register lease (use) agreements in the Real Property Register and Cadastre?

The registration of these agreements contributes to the transparency of the immovable property market and to the efficiency of the collection of personal income tax for the State budget. Registered lease (use) agreements serve to protect the interests of both the property owners and the tenants, as the liability for the payment of utility bills and damages caused to third parties is immediately transferred to the tenant, while the latter stands assured that the property owner will not prematurely terminate the agreement without the consent of the tenant. In the event of a dispute between the tenant and the property owner, only those lease (use) agreements which have been registered may be invoked in court or before other respective authorities. Lithuanian citizens abroad may also let their property located in Lithuania remotely this way. Individuals and families who have been tenants for at least one year and who have registered their lease (use) agreement in the Real Property Register and Cadastre are entitled to a partial refund of their rent.

The most convenient way to conclude and register immovable property lease (use) agreements is via the self-service system of the State Enterprise Centre of Registers. It offers property owners and tenants an online template of a legally verified lease (use) agreement, requiring only the input of the data of both parties, the addition of further agreement terms (if necessary), and e-signatures.
